Set, Track, and Make Progress toward Portfolio Targets

Aquicore’s Portfolio Targets feature supports comprehensive portfolio improvement target setting, tracking, planning, and execution.

Why do I need to set and track targets?

Investors and regulators are applying mounting pressure and scrutiny to the carbon performance of real estate portfolios. Maybe you’ve committed to a formal net zero target. Maybe you’re navigating the array of building performance standards and local ordinances that affect your assets. Either way, getting a handle on building decarbonization is no longer optional. 2025 and 2030 deadlines are fast approaching and the time to act is now. You need to be able to track progress toward meeting your organization’s net zero commitments and interim carbon reduction targets.

How will the Portfolio Targets enable my portfolio to achieve our targets?

  • Set quantitative GHG and kWh reduction targets with configurable baseline years, property selection, and target years, providing you the flexibility to stay on top of both portfolio-wide net zero progress, and individual funds or regions that may have their own requirements.

  • Improve energy and carbon performance in line with short and long-term commitments and targets and track progress over time.

  • Achieve energy and carbon targets in line with the growing number of building performance standards nationwide. Drill into a target and view the contribution of individual properties to see which are on track and which are falling behind with respect to your goals. From there, you can leverage our Projects feature to evaluate recommended property-level efficiency projects identified by Aquicore.

Prerequisites

  • Data Source: Only Interval data is supported (either from UID or Real-Time IOT devices). Bill data or other sources of data are not yet supported.

  • Baseline Year Data: To select a baseline year that predates data in Aquicore, please reach out to your AQ Engagement Manager or contact Aquicore Support in the Intercom chat. We can backfill data with utility bills, a download from ENERGY STAR, or most other data sources you may have access to.

  • GHG: Only Location-Based eGrid data is supported. Market-based emissions or custom emissions factors are not yet supported.

  • Energy Source: Only emissions from Electricity can be tracked. Other utility types are not yet supported.

  • Scope Emissions: Scope 1 emissions (on-site generation) are not yet supported. At this time, only full building emissions can be tracked. The ability to differentiate between Scope 2 and 3 emissions will be coming soon!

Create a Target

  1. Go to Portfolio Targets > Add Target Login to your Aquicore Account. Using the left-hand navigation, under the TRACK section, click 'Portfolio Targets'.

  2. In the top right-hand of the page, click 'Add Target'.

  3. Begin entering your "Target Information".

    1. Target Details

      1. Name of Target: What should this target be called? This will show up on the Portfolio Overview and Property Overview pages so make sure it’s descriptive but brief.

      2. Type of Target: Which unit of measure do you want to use to track your reduction and progress?

        1. Electricity (kWh) - Based on the total building consumption tracked via Interval Data in the Aquicore platform

        2. GHG (CO2e) - from electric consumption only, based on regional emissions factors from eGrid

        3. Carbon Intensity (CO2e / SqFt) - from electric consumption only, based on regional emissions factors and the property SqFt in the Aquicore platform

      3. Properties: Select the Properties that should adhere to this target. It may be necessary to exclude properties for which you do not have baseline data so that Aquicore can track a like-for-like comparison.

    2. Desired Outcome

      1. Target Amount (% reduction): How much do you want to reduce from the Baseline Year to the Target Year? All properties will contribute the same % reduction to the overall target.

      2. Baseline Year: Enter the year that should be used for the start of the target. Note: All properties that are part of this target must have complete consumption data for the entirety of the Baseline Year.

      3. Target Year: Enter the year that the properties associated with this target must achieve the target reduction.

  4. Once you have completed all fields, click 'Save & Continue'.

  5. Review target values: On this page, you can review the baseline and target consumption for each property associated with this target. If a property does not have consumption for the baseline year, you will not be permitted to complete the setup of this target. You must either go back to the prior step to remove the properties that have missing data or backfill the consumption data with the help of Aquicore support

    Note: Your target will be saved as a draft even if you do not complete this page.

    1. Baseline Year Consumption: The Baseline Year Consumption for each building is the sum of the total consumption for the entirety of the baseline year (e.g. For a Baseline Year of 2017, this is the total consumption from Jan 1, 2017 - Dec 31, 2017)

    2. Target Year Consumption: The Target Year Consumption for each building is the Baseline Year Consumption minus the Target Reduction (e.g. For a Baseline Year Consumption of 1,000,000 kWh and a Target Reduction of 20%, the Target Year Consumption is 800,000 kWh)

      Note: All properties will contribute the same % reduction to the overall target

Target Summary

  1. Target Tracker: Status of Target

    1. The Target Tracker on the top of the Portfolio Targets page will indicate if you are on track or off track to meet your target, based on a linear decrease from your baseline year consumption to the target year consumption.

    2. The Target Tracker shows the percentage to target completion (0 to 100 percent) and the target details (target percentage reduction by the target year). This will change from red to green based on whether you are on or off track.

  2. Target Graph

    1. The Target Graph shows the trailing 12 months' total consumption for each month from the end of the baseline year to the target year.

    2. The Target Line is the dotted line showing where you’ll need to be each month from the Baseline Year to the Target Year in order to achieve your target.

    3. The solid blue line, Rolling 12 Months Total, shows the trailing 12-month consumption total for each month from the end of the Baseline Year to the end of the last completed month.

  3. Target Stats

    1. Baseline Year Total: This card shows the total consumption for the Baseline Year for all buildings that are part of this target.

    2. Trailing 12 Months Total: This card shows the total consumption for the trailing 12 months for all buildings that are part of this target.

    3. Target Year Total: This card shows the total consumption for the target year for all buildings that are part of this target.

Building-Level Breakdown

  1. Baseline Year Consumption: This column shows the total consumption for the Baseline Year for each building

  2. Trailing 12 Months Consumption: This column shows the total consumption for the trailing 12 months for each building

  3. Target Year Consumption: This column shows the total consumption for the target year for each building

Note

  • Portfolio Overview page: The Portfolio Overview page will default to show the Target with the nearest completion date. Click the drop-down menu under "Portfolio Target Tracker" and select the Target you'd like to see instead.


    Select the 'Show Chart' dropdown to view the Target Graph on the Portfolio Overview page.

  • Building Overview page: The Portfolio Overview page will default to show the Target with the nearest completion date. Select "View Details" on the Target Widget to navigate to Portfolio Targets and review the Target Tracker, Graph, and Stats.

Edit a Target

  • All fields can be edited. On the specific Target's page, select 'Edit' in the upper right-hand corner of the screen

Take Action towards Targets

Engaging building teams and ESG Leaders with beneficial opportunities to improve building performance and make progress towards corporate ESG goals.

Portfolio Overview Page: Drill into energy performance and project status by property to understand the property-level dynamics driving portfolio-level trends.

  • Electricity Consumption Leaderboard: Identify the buildings that may require more attention (laggards) vs. the buildings that are running more efficiently (leaders), and take action accordingly. Displaying the laggards and leaders can inspire healthy competition and motivate site teams to initiate and carry out energy-saving projects.

  • Project Leaderboard: Easily view properties that have a number of 'Potential' and 'In Progress' Projects. Accept recommended projects that can help you make progress toward your targets, right from the Aquicore homepage.

  • Utility Notes Leaderboard: Click on a property with more Utility Notes with the status of 'Open - Needs Response' and 'Open - Investigating' to drill into the details and create Projects.

Property Overview Page: Take advantage of valuable building insights and review identified operational anomalies through Utility Notes and Projects. Utility

  • Utility Notes Leaderboard: Notes that need further investigation and tracking can be converted into Projects.

  • Project Leaderboard: Easily view properties that have a number of ‘Potential’ and ‘In Progress’ Projects. Engage onsite teams to take advantage of these opportunities.

    • Accept recommended projects that can help you make progress toward your targets, right from the Aquicore homepage.

    • Prioritize projects and understand their impact on utility reduction, tenant comfort, equipment reliability, and portfolio targets.

    • And encourage onsite teams to collaborate with each other and our building systems experts to assist with Project strategies.
